Step 1: Access Investment Dominator 2.0

When you log in to Investment Dominator, you will land on the Homepage.

Version Toggle (2.0 vs Legacy)

  • Use the version toggle on the homepage to switch between 2.0 and Legacy
  • Investment Dominator 2.0 is the recommended primary workspace
  • Legacy remains available for:
    • Certain customizations
    • Website and domain-related features
    • Older workflows not yet fully migrated

💡 New users should work primarily in 2.0, using Legacy only when needed.


Step 2: Navigate the Homepage

From anywhere in the system:

  • Click the Investment Dominator logo in the top-left corner to return home
  • The homepage provides access to:
    • Settings
    • Records
    • Campaigns
    • Websites
    • Help & Support

Step 3: Configure Company Settings

Go to:

Settings → Company

This is the most important setup step before importing records or sending mail.


Configure the Buying Side (Acquisitions)

The buying side is used to contact landowners and request properties for purchase.

Key Fields

  • Company Name
    • Optional
    • You may use your personal name if you do not yet have an LLC
  • Company Address
    • Do not use your home address
    • Use a virtual address or USPS suite number instead
  • Company Phone Number
    • Do not use your personal cell phone
    • This number appears on marketing letters
  • Email Address
    • Can be Gmail, Yahoo, etc.
    • Does not appear on the Prospect Neutral Letter
  • Time Zone
    • Set your primary business time zone
  • Real Estate Agent/Broker Disclosure
    • Select Yes or No
    • If Yes, a disclosure field appears

Configure Offer Phone & Email (Optional)

  • Offer Phone Number
    • Used for negotiating offers
    • May initially be the same as your main number
  • Offer Email
    • Used mainly for contracts (DocuSign, etc.)

Add Company Notes (Optional)

  • Appears at the bottom of letters
  • Can be updated at any time

Configure the Selling Side

The selling side is used when buyers contact you about properties you have for sale.

Includes:

  • Selling company name
  • Selling email
  • Selling phone number

Step 4: Review Profile Settings (Personal Information)

Go to:

Settings → Profile

These settings are not customer-facing.

Includes:

  • Name
  • Personal email
  • Personal phone number
  • Password
  • Profile photo
  • Personal time zone

⚠️ If you need to change your email address, contact support first.


Step 5: Set Up Notifications

Under Profile → Notifications, configure alerts for:

Buying Site Notifications

  • New Offer Requests
  • Delivery via:
    • Email
    • Text message
    • Mobile app

Selling Site Notifications

  • New Prospects
  • Delivery via:
    • Email
    • Text message
    • Mobile app

📱 The Investment Dominator mobile app is available on Google Play and the Apple App Store.


Step 6: Import Property Records (Find Deals)

Go to:

Prospecting → Wizards → Find Deals


Define Import Criteria

  • Select a state and county
  • View the estimated number of available records

Apply Filters (Optional)

  • Property value range
  • Acreage range
  • Land use codes
  • Owner type (Individual or Company)

⚠️ If filters are changed, click Refresh to update record counts.


Review Import Summary

Before importing, confirm:

  • Location
  • Filters
  • Owner type
  • Previously imported records (duplicates are excluded)

Import Records

  • Choose how many records to import (based on credits)
  • Apply a Tag (strongly recommended)
  • Assign records to a team member (optional)
  • Add records to a Deal Flow

Step 7: Assign a Deal Flow

Deal flows define how records move through your process.

Common Deal Flows

  • Prospect Neutral Letter (recommended for beginners)
  • Blind Offer (send offers immediately)

Select:

  • Deal flow
  • Starting status (e.g., Prospect)

Step 8: Send Prospect Neutral Letters

Once records are imported:

  1. Select records
  2. Click Actions → Generate Documents
  3. Choose Prospect Neutral Letter
  4. Select a delivery method:
    • REI Print Mail
    • Download files
    • Local printer

Letter Details

  • One letter per owner
  • Includes:
    • Company phone number
    • Buying website domain
    • Signature image
    • Reference/Owner ID

⚠️ Letter wording is proven and not recommended to modify.


Step 9: Customize Columns & Views

  • Use Customize Columns to add or remove fields
  • Drag and drop columns to reorder
  • Save preferred list or card views

Some states (such as Georgia) require envelope disclaimers.

  • Currently managed in Legacy
  • Navigate to:
    • Legacy → Help → User Guide
    • Search for Georgia Solicitation

Step 12: Access Help, Support & Training

Go to:

Help

From here you can:

  • Browse the User Guide
  • Submit support tickets
  • Join live weekly training
  • View past Q&A recordings

Step 13: Submit Domains for Setup

  • Domains are free and hosted by Investment Dominator
  • Submit buying and selling domains via:
    • Help → Submit Support Ticket

Final Notes

  • An LLC is not required to start
  • All settings can be updated later
  • Use 2.0 as your main workspace
  • Use Legacy only when necessary
