Welcome to Investment Dominator 2.0! This guide covers the core platform basics demonstrated during the live training session. You’ll learn where to find help, how to customize your CRM, manage websites, create and send letters, import leads, and organize property records—all essential steps for running your land investing business efficiently.

This article is designed to help new and existing users confidently navigate the system and understand how the main features work together.


Step 1. Using the Help & Support Resources

Investment Dominator provides multiple built-in support options to help you succeed.

Help Menu Options

Access the Help menu from the main navigation to find:

  • User Guide
    Search step-by-step articles with screenshots and videos. Simply type a keyword (e.g., template, send letters, domains).
  • AI Support Assistant
    Ask questions such as:
    • How to connect domains
    • How to edit websites
    • How to send letters
  • Live Weekly Training
    Join live sessions every Monday using the Join Training Session button.
  • Support Tickets
    If you can’t find an answer:
    • Click Support Tickets
    • Select Add Help Ticket
    • Include detailed steps, URLs, screenshots, or videos if possible

Recommended browser: Google Chrome for best performance.


Step 2. Understanding Navigation & CRM Layout Changes

Some settings previously grouped under Settings have been reorganized for clarity.

You’ll now find key CRM tools under Records, including:

  • Stages
  • Statuses
  • Deal Flows
  • Search Filters
  • Tags

This change improves navigation—nothing is broken or missing.


Step 3. Website Settings & Customization

Investment Dominator includes two pre-built websites:

  • Buying Site – for sellers requesting offers
  • Selling Site – for buyers viewing properties

Access Website Settings

Go to Settings → Websites to:

  • View buying and selling sites
  • Edit page titles and descriptions
  • Adjust banner text and background colors
  • Generate or upload a logo

Logo Generator

Use Actions → Logo Generator to:

  • Enter your business name
  • Choose fonts, colors, and icons
  • Generate a simple logo instantly

Custom logo size requirement:
107px (height) x 54px (width)


Step 4. Using Website Themes (Optional)

You can apply pre-built website themes for a different look.

Applying a Theme

  1. Download a theme from the User Guide
  2. Go to Settings → Websites
  3. Scroll to Theme
  4. Click Actions → Upload New Theme
  5. Save your selection

Custom themes may require developer assistance, but sample themes are easy to apply.


Step 5. Customizing Records: Statuses, Deal Flows, Filters, and Tags

Statuses

Statuses track where each property is in your process.

  • Click the green + icon to create a new status
  • Assign:
    • Stage (Prospects, Offers, etc.)
    • Available actions (generate documents, view maps, calculators)

You can delete or modify statuses anytime.


Deal Flows

Deal flows represent your business process, such as:

  • Neutral Letters
  • Blind Offers
  • Website Submissions

New users typically start with:

  • Neutral Letter Deal Flow
  • Blind Offer Deal Flow (optional)

Advanced users can create custom deal flows later.


Tags

Tags help organize and filter records.

Common tag examples:

  • County name
  • Import date
  • Campaign name

Tags make it easy to:

  • Filter records
  • Segment campaigns
  • Locate properties quickly

Step 6. Creating Custom Letter Templates

Investment Dominator includes default letters, but you can create your own.

Creating a Template

  1. Go to Settings → Campaigns
  2. Click Add Template
  3. Enter a title
  4. Choose file type (PDF recommended)
  5. Paste or edit letter content
  6. Enable:
    • Standard envelope
    • Bulk status updates (optional)
    • Data export (optional)
  7. Save the template

PDFs maintain alignment better than Word documents.


Step 7. Sending Letters (Campaigns)

Starting a Campaign

  1. Go to Prospecting
  2. Select records or use filters
  3. Click Campaigns
  4. Choose a letter template
  5. Start the campaign

Mailing Options

  • Local Printer – download and print yourself
  • REI Print Mail – printing and mailing handled for you
  • ITI Direct – export files and submit to ITI manually

REI Print Mail includes:

  1. Postage selection
  2. Address validation
  3. Cost review
  4. Letter preview
  5. Payment & approval

Step 8. Importing Leads with Find Deals

The fastest way to get leads is through Find Deals.

Access Find Deals

Go to Prospecting → Wizards → Find Deals

Import Options

  • CSV Upload – manual formatting required
  • Data Service (recommended) – credit-based, automated

Using the Data Service

  1. Select state and county
  2. Apply filters (ownership type, value, acreage, etc.)
  3. Click Refresh after changing filters
  4. Review estimated record count
  5. Choose number of records
  6. Add tags
  7. Assign records to deal flow
  8. Confirm import

Each credit equals one property record. Duplicate records are prevented using the APN.


Step 9. Viewing & Managing Property Records

After import:

  • Click View Records
  • Review high-level data (APN, tags, taxes)
  • Click a record to open full details:
    • Owner info
    • Mailing address
    • Coordinates & map view
    • Transaction notes
    • Research fields
    • Deal flow placement

This centralized record view is the core benefit of using a CRM.


Step 10. Domains & Website Connections

Domain Options

  1. Purchase through Investment Dominator
    • Fully configured automatically
    • No access to DNS settings
  2. Purchase through GoDaddy or other provider
    • Connect via Actions → Change Domain
    • Requires adding a CNAME record

CNAME Setup (example):

  • Name: www
  • Value: investment.com
  • TTL: 600 seconds

Support can provide step-by-step videos if needed.


Step 11. Optional Features & Team Management

Betty Score

Betty Score helps predict likelihood of deal success.

  • Requires a third-party subscription
  • Minimum of 500 records per request
  • Can be used to filter high-probability leads

Adding Team Members

  1. Click Team → Add User
  2. Assign role (Admin or limited)
  3. Set credentials
  4. Send invitation

Each user receives a unique login link.


Step 12. Knowing When You’re Ready to Send Letters

You are ready to mail when:

  • Company info is complete
  • Phone numbers work
  • Websites load correctly
  • Domains are connected

Mail responses take time—sending letters is about consistency, not instant results.
