The Find Deals Wizard in Investment Dominator allows you to pull in land records, analyze markets, apply advanced filters, and import owner data directly into your CRM. This guide walks you through the full workflow—from selecting counties and filtering records to tagging, assigning deal flows, and generating outbound mail.


Accessing the Find Deals Wizard

To begin, navigate to:

Deals → Find Deals Wizard

This tool works in two ways:

  • Data Service Import — Pulls records from our integrated data provider (uses monthly credits)
  • CSV Import — Allows you to upload records from a third-party source (e.g., Land.com, county downloads)

1. Understanding Your Data Credits

Before pulling any records, the system will display:

  • Data Credits Available
  • Credits Used To Date
  • Credits Required for Current Pull

1 record = 1 credit.

If you exceed your monthly limit, the system will inform you and allow you to purchase additional credits before proceeding.


2. Selecting a Target Area

You can select a search area using three options:

A. Manually Select Counties

Use the dropdown to choose a state and county.

B. Specify By Size (Record-Low Counties)

Useful for selecting smaller counties with fewer records.

C. Interactive Map Selection

Switch between:

  • Map View
  • Satellite View

You can:

  • Draw Freehand Selection
  • Draw Polygon Selection
  • Move & Zoom Map
  • Clear Shapes or Undo Last Edit

This allows precise targeting—even within a portion of a county.


3. Applying Standard & Advanced Filters

Investment Dominator provides preset filters, which you can enable or disable. If you select No, you may manually adjust all criteria.

Common Filters Include:

Market Value Range

Default: $10,000 – $1,000,000
You may adjust using sliders or by typing specific numbers.

Lot Size / Acreage

Default: 0.1 – 160 acres

Land Use Codes

Examples include:

  • Rural improved
  • Vacant land
  • Recreational
  • Multi-family
  • Government-owned land
    (You may remove categories you do not want.)

Ownership Type

Choose from:

  • Individuals only
  • Companies only
  • All owners

Changing ownership type significantly adjusts record counts.

Additional Property Filters

Optional advanced criteria may be applied depending on your strategy.

Lien / Back Tax Information

Useful for deal flows that target delinquent owners.

Every filter change will update the estimated record count in real time.


4. Reviewing Estimated Results

Once filters are applied, the Wizard displays a complete summary:

  • Total available records
  • How many records you’ve previously imported from that county
  • A detailed breakdown of your filter selections

This is your chance to confirm that you’re pulling only the records you want.


5. Choosing How Many Records To Import

Enter the number of records you want to bring into your system.

Example:

  • Available: 51
  • Importing: 10

The system validates:

  • Your credit balance
  • Required credits
  • Whether additional credits are needed

6. Tagging, Assigning, and Adding To Deal Flow

Before importing, you will be prompted:

A. Tag These Records?

Yes — always recommended.
Tags help you track:

  • County
  • State
  • Import Date
  • Campaigns
  • Coaching groups
    and more.

Example tag:
Citrus County FL – 03/01/2025

B. Assign to a Team Member?

If enabled, select the user to assign records to.

C. Add Records to a Deal Flow?

Options include:

  • Neutral Letter Flow
  • Blind Offer Flow
  • MO Wholesale Flow
  • Custom Deal Flows

Selecting a deal flow places records directly in the correct starting status.

For the Neutral Letter Deal Flow, records should be imported into Prospect.

Click Confirm to finalize the import.


7. Reviewing Imported Records

Once imported, you may view all records in:

Deals → Prospecting

Select any record to view:

  • Property details
  • Owner information
  • Tags
  • Mail history
  • Status
  • Notes
  • Skip tracing options

Skip tracing (optional) allows you to obtain:

  • Phone numbers
  • Emails

8. Generating and Sending Neutral Letters

To send mail:

  1. Select the records to mail
  2. Click Actions → Generate Documents
  3. Choose Neutral Letter
  4. Choose a mailing option:
    • Local Printer / Home Office
    • REI Print Mail (integrated mailing house)
    • ITI Direct Mail

Mailing houses:

  • Print
  • Stuff envelopes
  • Stamp
  • Deliver

Typical rate: ≈ $0.89 per mail piece

After downloading the letters, click Next to update deal flow status.

Move Records to Next Status

For the Neutral Letter Deal Flow:

  • Move from Prospect → Mailed Letter 1

Optional: Add another tag such as NL1 – Mailed 03/01/25


9. Creating Custom Statuses (Optional)

If you wish to temporarily set aside records (e.g., corporate-owned), you may create a custom status such as Hold.

Navigate to:

Settings → Records → Statuses → Add Status

Specify:

  • Status name
  • Stages where it applies
  • Permitted actions (calculate offer, generate listing, etc.)

To bulk apply:

  • Select records
  • Actions → Bulk Changes → Change Status

10. Searching & Managing Records

Use the search bar to locate records by:

  • County
  • State
  • Owner name
  • APN
  • Tag
  • Status (e.g., Hold, Prospect, Mailed Letter 1)

You may also bulk:

  • Add/remove tags
  • Change deal flow status
  • Assign owners
  • Generate documents
