This guide provides a complete walkthrough of the Investment Dominator 2.0 platform, covering everything from profile setup to lead importing, deal flow management, filtering criteria, mailing options, and support resources. If you’re new to the system—or transitioning from the Legacy version—this article will help you understand how each section works and how to use it efficiently.

1. Getting Started with Your Profile & Account Setup

Before using any campaigns or data tools, start by personalizing your Profile & Signature. This information appears on documents, websites, and outbound communications. You’ll be able to update:

  • Your name and signature block
  • Company name
  • Contact information
  • Business details

The system also includes a customizable My Account area where you can update your domains, adjust settings, and manage websites tied to the Buying Side and Selling Side.

2. Navigating the Dashboard

Once your profile is ready, the main dashboard gives you access to the core sections of Investment Dominator:

  • Buying Side – For acquiring land or house deals
  • Selling Side – For managing marketed and sold properties
  • Find Deals Wizard – For pulling land records through the Data Service
  • Campaigns – For organizing marketing and mailings
  • Team Management – For assigning tasks to team members
  • Help & Support – For guides, Q&A recordings, and ticket submissions

This structure replaces the multiple menus of the Legacy version and centralizes your workflow.

3. Importing Leads Using the Find Deals Wizard

The Find Deals Wizard is your primary tool for sourcing new land records. Start by clicking:

Import → Define New Criteria

From here you will:

a. Select Market Locations

Choose the state and county you want to target.
Example used in the training: Carbon County, Montana.

b. Review Default Filters

These presets narrow down records based on:

  • Market value
  • Acreage
  • Land use
  • Ownership type

You can disable or customize these at any time.

c. Adjust Filters Manually

Modify any criteria to refine the number of available records.
For example, increasing the minimum property value from $10,000 to $50,000 results in 866 qualifying vacant land records.

d. Fine-Tune Your Search

Additional filters include:

  • Land-use codes
  • Owners with multiple parcels
  • Corporate vs. individual owners
  • Parcel sizes
  • Market value ranges

This flexibility helps you tailor lists to your buying strategy.

4. Import Summary & Credit Usage

Before pulling records, you’ll see a complete summary:

  • Total matching records
  • Records already imported
  • Filter criteria applied
  • Owner type selection

Next, enter the number of records you want to import (example: 10 records).

The system will show:

  • Credits required
  • Credits available
  • Whether your plan covers the import

This ensures you don’t overspend credits or accidentally request more than you need.

5. Tagging, Assigning & Organizing New Leads

Before finalizing the import, you can:

Add Tags

Tags make it easy to identify where leads originated.
Example tag:

Carbon County MT – 11/20/24

Tags are extremely useful for future filtering and sorting.

Assign Leads to a Team Member

You can direct imported leads to a specific person on your team.

Add Leads to a Deal Flow

You can send new records directly into your buying process stages.
(There was a minor dropdown bug in the training demo, but normally you’d select your desired pipeline.)

6. Sending Mailings: Neutral Letters or Blind Offers

Once your leads are imported, Investment Dominator provides multiple mailing options:

Direct Mailing Integrations

  • REI Print Mail (primary integration)
  • ITI Direct Mail

These services print, prepare, and mail your letters automatically.

Manual Mailing

If you prefer your local printer, the system can generate:

  • Letters
  • Envelopes
  • Reference IDs
  • Address labels

Each letter includes:

  • Owner name
  • Mailing address
  • APN
  • Market value (optional)
  • Unique reference ID
  • Your contact info and website

The letters are designed to generate off-market conversations, not purchase listed properties.

7. Deal Flow Stages Explained

Investment Dominator uses structured workflows depending on lead type.

Neutral Letter Deal Flow

  1. Prospect
  2. Mailed Letter 1
  3. Pending Preliminary Research
  4. Offer Sent
  5. Open Escrow & Detailed Research
  6. Complete & Ready to Sell
  7. Sold

Blind Offer Deal Flow

Begins at Pending Preliminary Research, skipping introductory stages since an offer is already sent.

MO House Wholesaling & Website Lead Flows

These manage:

  • House leads
  • Buying website submissions

Note: The data import tool currently only pulls land records.

8. Data Plan Usage & Credit Cycles

Your Data Service subscription includes a monthly credit allowance. Important details:

  • Credits reset every 30 days
  • Reset date is based on the day you enrolled
  • Credits do not roll over
  • Promotional leads from initial sign-up never expire

The Find Deals Wizard → Data Plan Usage screen shows:

  • Credits used
  • Credits remaining
  • Total monthly credits

9. Support Resources & Troubleshooting

Investment Dominator includes a dedicated Help section with:

Help Center

  • Step-by-step articles
  • Feature guides
  • Quick Start resources

Q&A Library

  • Full recordings of past live training calls
  • Searchable by topic
