When you own or have a property under contract, one of the most effective and cost-efficient marketing strategies you can use is to reach out to the neighbors of that property. These nearby homeowners are often the most motivated buyers because they already have property in the area and may want to expand their holdings.
The Find Neighbors feature inside the Investment Dominator CRM makes this process quick and easy by automatically locating nearby owners and importing them into your system as Prospect contacts.
Follow the steps below to learn how to use this powerful tool:
STEP 1: Open a Property Record
Navigate to the ‘Edit Property‘ screen of a property.
STEP 2: Click on the ‘Owner’ Tab
Once inside the Edit Property screen, click on the ‘Owner’ tab located at the top of the page:
This section contains details about the current owner of the property and also gives you access to neighborhood marketing actions.
STEP 3: Select ‘Find Neighbors’ from the ‘Actions’ Menu
At the top right corner of the screen, click the ‘Actions‘ dropdown menu and select ‘Find Neighbors’:
This will begin the process of identifying surrounding properties and their owners based on your subject property’s location.
STEP 4: Pull Neighbor Data
The system will highlight all neighboring property owners located within a 5-mile radius of your subject property:
Click ‘NEXT’ to generate and review your Neighbors List:
STEP 5: Import the Closest 50 Neighbors
The Find Neighbors tool will automatically import the closest 50 property owners into your system as ‘Prospect’ contacts.
These new contacts will appear under the Marketing section of your CRM and will be automatically linked to your subject property through the ‘Interested In’ field:

Once your list of nearby prospects has been imported, you can immediately create and send a ‘Neighbor Letter’ campaign.
