Welcome to Investment Dominator 2.0!
This guide is based on a live training session and walks you through proper system setup, recommended deal flows, lead importing, mailing your first neutral letter, and managing responses through the CRM.
Whether you’re brand new or refining your workflow, this article will help you confidently navigate Investment Dominator and follow the proven Land Profit Generator process.
Step 1. Accessing Investment Dominator 2.0 & Navigating the Interface
After logging in, you should land on the Investment Dominator dashboard.
Returning to the Home Screen
- Click the Investment Dominator logo in the top-left corner at any time to return to the home screen.
- This is also where you can toggle between Legacy and 2.0 (some advanced customizations still live in Legacy).
If you cannot find a feature in 2.0, check Legacy before submitting a support ticket.
Step 2. Profile Setup & Personal Preferences
Go to Profile from the top navigation.
Personal Information
- First and last name
- Personal phone number (internal only)
- Time zone
- Optional profile photo
- Password management
None of this information is customer-facing except your signature image.
Signature Image (Very Important)
Your signature appears on prospect neutral letters.
You can:
- Type your name and select a font
- Draw your signature (touchscreen or mouse)
- Upload a scanned signature image
Confirm your selection to save it.
Step 3. Notification Preferences (Buying & Selling Websites)
Investment Dominator includes two built-in websites:
- Buying Site – where landowners request offers
- Selling Site – where buyers inquire about properties
You can choose how you’re notified when someone submits a form:
- SMS (text message)
- Mobile app notification
Set these independently for buying and selling inquiries.
Step 4. Company Setup (Buying & Selling Sides)
Go to Settings → Company.
Buying Side (Acquisitions)
This information appears on:
- Neutral letters
- Buying website
Configure:
- Company name (or operate as an individual)
- Company phone number (business line recommended)
- Company email
- Company address (do not use your home address)
- Company time zone
- Licensed agent/broker disclosure (if applicable)
Recommended:
Use a virtual address or mailbox to protect your privacy.
Selling Side (Disposition)
This is where buyers contact you.
Configure:
- Selling brand/company name
- Dedicated sales phone number
- Sales email address
Keep buying and selling phone numbers separate to avoid confusion.
Step 5. Account Management & Billing
Navigate to Settings → Account.
This section connects to your Account Management Center, where you can:
- Update billing details
- Change plans
- Purchase lead or skip trace credits
- Manage domains
- Transfer domains if you ever leave the platform
- View terms, privacy policy, and cancellation options
This area is intentionally locked down for security.
Step 6. Understanding Deal Flows (How Records Move)
A deal flow defines how a record moves through your business.
Recommended Deal Flow: LPG Neutral Letter
This is Jack Bosch’s proven process:
- Prospect (Neutral Letter)
- Mail Letter 1
- Pending Preliminary Research
- Offer Sent
- Open Escrow
- Selling
- Sold
Alternative: Blind Offer Deal Flow
- No neutral letter
- Send offers upfront
- More aggressive strategy
Choose the flow that matches your strategy.
Step 7. Importing Leads Using the Find Deals Wizard
Go to Prospecting → Wizards → Find Deals.
Import Options
- Data Service (recommended) – fastest and easiest
- CSV Upload – for third-party data (PropStream, etc.)
Using the Data Service
- Select state and county
- Apply filters (value, acreage, land use, ownership type)
- Click Refresh after changing filters
- Review estimated record count
- Select how many records to import
- Add tags (highly recommended)
- Assign a deal flow
- Confirm import
Each record uses one credit. Duplicates are automatically avoided.
Step 8. Organizing Records with Tags
Tags help you:
- Track counties
- Identify import dates
- Segment campaigns
- Filter records later
Example tags:
- Broward County – 01/15/26
- Neutral Letter Batch 1
Good tagging saves time later.
Step 9. Sending Neutral Letters
After importing records:
- Select records
- Click Actions → Generate Documents
- Choose your Neutral Letter template
- Select a mailing method:
- Local printer
- REI Print Mail
- ITI Direct Mail
- Export files for another vendor
Neutral Letter Includes:
- APN reference
- Buying website URL
- Phone number
- Signature image
- Company info
- Owner ID / Reference Number (critical for callbacks)
Step 10. Updating Record Status After Mailing
After letters are generated:
- Move records to Mail Letter 1
- Optionally add additional tags
- Confirm changes
This keeps your CRM accurate and organized.
Step 11. Handling Responses & Preliminary Research
When sellers respond:
- They appear as new prospects
- You’ll receive a notification (email/text/app)
- Locate the record using the Owner ID
Move the record to:
- Pending Preliminary Research
This is where due diligence begins before sending an offer.
Step 12. Skip Tracing Owners
To find phone numbers or additional owner info:
- Open a record
- Go to Owner
- Click Actions → Skip Trace Owner
- Confirm credit usage
- Review updated contact details
The first set of skip trace credits is included.
Step 13. Calculating & Sending Offers
From Pending Preliminary Research, you can:
- Use built-in offer calculators
- Enter offer amounts manually
- Generate and send offer letters
Offer strategy is based on your education and coaching, not software rules.
