The Target Market Wizard helps you quickly identify promising real estate markets by selecting counties or areas based on demographic and market activity data. Use it to find investment opportunities by exploring population growth, sales-to-listing ratios, and other key factors.
STEP 1: Access the Target Market Wizard
- Log in to your Investment Dominator 2.0 admin console.
- Navigate to the ‘PROSPECTING‘ tab from the left navigation menu.
- Click the ‘WIZARDS‘ option at the top right of the screen.
- Select ‘Target Market‘ from the dropdown to open the wizard.

STEP 2: Select Your Target Market Area
- Use any of the following methods to locate a market area:
- Random County Selection: Click a county directly on the interactive map to load the stats for that county:

- Search by Name: Type a county or state name into the search bar and select it from the suggested options to load it:

- City Radius or Draw Tool: Search for a major city, then use the ‘Draw‘ or ‘Radius‘ tools to select multiple surrounding counties.

STEP 3: Review Market Data
- If a single county is selected, detailed data for that county will load in the left side panel for review:

- If multiple counties are selected, a list of those counties will load in the panel; click any county to view its specific data:

- Data as of: Shows the date when the data was last updated for this area.
- Get Fresh Data: Click to pull the latest data for the selected area.
- FIPS Code: Federal Information Processing Standard code unique to each county.
- Municipality: Local government division used in property records and market analysis.
- Economic Rank: Indicates economic health based on jobs, income, and business activity.
- Demand: Market activity level measuring sold properties vs listings (High, Balanced, Low).
- Average Home Values: Useful to gauge builder activity and investment potential.
- LPG Rank (1-5): Proprietary score of land market strength; higher means better investment potential.
- Listing and Sold Comparables: Number of properties listed and sold on Zillow over 12 months.
- Sold to Listed Ratio: Percentage of sold listings to active listings; higher ratio shows strong demand.
- Population and Density: Total population and population per square mile indicating market size and concentration.
- Investor Ownership: Counts and ratios of investor and out-of-area owners indicating market interest.
- Days on Market: Average days properties remain listed; lower is a faster market.
- Price Change %: Percentage change in property prices over the selected period showing market trend.
- Livability Score: Quality of life rating based on cost, crime, education, etc., ranges from 0 to 100.
- State and National Ranks: Position of the area in state and national comparisons for selected metrics.
- Non-Disclosure and Non-Judicial States: Notes if sale prices are private or foreclosure processes are quicker in the state.
- Total Comps: Total number of comparable properties identified, including both active listings and recent sales.
- For Sale Comps: Number of properties currently listed and available for purchase.
- Sold to For Sale Ratio: Ratio of sold properties to currently available inventory, showing how quickly listings are being absorbed.
- Coefficient of Variation (CV): Statistical measure of variability relative to the average; lower values indicate greater consistency and stability.
- Focus Areas: Major towns, cities, or population centers within a county where development and economic activity are concentrated.
- Parcels On Market Ratio: Percentage of all parcels in the area that are currently listed for sale.
- Out of County Owners: Total number of properties owned by individuals or entities located outside the county.
- Out of County Owners Ratio: Percentage of properties owned by individuals or entities located outside the county.
- Out of State Owners: Total number of properties owned by individuals or entities located outside the state.
- Out of State Owners Ratio: Percentage of properties owned by individuals or entities located outside the state.
