This guide summarizes the key steps covered during the Investment Dominator Setup Call. It walks you through the main areas of the system so you can configure your account and begin importing leads and sending letters.
At the end of the call, a Q&A session allows users to ask questions about setup, workflows, and features.
Understanding Investment Dominator Versions
Investment Dominator currently has two interfaces:
- Investment Dominator 2.0 (current interface)
- Legacy Version (older interface still containing some features)
Some setup tools are still located in the Legacy system while they are being migrated to 2.0.
How to Switch Between 2.0 and Legacy
- Go to the Home Page
- Locate the version toggle
- Select Continue to Legacy
- Return to 2.0 using the same toggle
Tip: Clicking the Investment Dominator logo in the top-left corner will always return you to the Home page.
Using the Onboarding Wizard (Legacy)
If you are setting up Investment Dominator for the first time, the Onboarding Wizard is the fastest way to configure your system.
To Access the Wizard
- Switch to Legacy Version
- Click Customize
- Select Wizards
- Choose Onboarding Wizard
The wizard guides you through:
- Domain setup
- Basic company settings
- System configuration
As a bonus, completing the wizard provides 10 promotional leads.
Note: The wizard uses preset filters for its sample leads and cannot be customized.
A new onboarding wizard for 2.0 is currently under development.
Overview of the 2.0 Dashboard
When you return to Investment Dominator 2.0, you will see the main navigation menu.
The left menu contains key areas such as:
- Stages
- Team
- Profile
- Settings
- Help
- Logout
Stages help organize records as they move through your workflow. These can later be customized to match your business process.
Setting Up Your Profile
Navigate to:
Profile → Account Information
Your profile contains your personal system settings.
Fields include:
- Name
- Email address
- Phone number
- Profile image
- Signature
- Time zone
- Password
Important: Do Not Change Your Email Address
Your login email is connected to several systems:
- Investment Dominator account
- Data Service purchases
- Student portal access
- Billing systems
Changing this email inside the profile may accidentally create a separate account, causing purchased leads to appear in the wrong system.
If you need to update your email address, contact the support team first.
Adding Your Signature
Your signature image automatically appears on prospect neutral letters.
You can add your signature in three ways:
- Draw it using a mouse or touchscreen
- Type your name and choose a font
- Upload a signature image file
Once added, it will appear on all letters sent through the system.
Record Display Settings
Under Views, you can choose how records appear.
Two main options include:
- List View – recommended for most users
- Card View
These settings affect how leads display once records are imported.
Notification Settings
Notifications alert you when visitors interact with your websites.
Investment Dominator provides two websites:
Buying Website
Used for acquiring land.
When someone requests an offer, you receive a notification labeled:
Land New Offer Request
You can receive alerts through:
- SMS
- Mobile App
Selling Website
Used for marketing properties you are selling.
When someone shows interest in a listed property, the notification appears as:
Marketing New Prospect
These notifications help you track buyer interest.
Configuring Company Settings
Navigate to:
Settings → Company
This section contains essential information used to generate letters and manage your business operations.
There are two sections:
- Buying Side
- Selling Side
Buying Side Setup
The Buying Side represents the part of your business where you acquire land.
Company Name
You can enter:
- Your LLC name
- Your personal name
Either option works for generating letters.
Company Address
It is recommended not to use your home address.
Instead consider:
- Virtual mailbox services (ex: iPostal, Anytime Mailbox)
- UPS Store mailbox
- Mailboxes Etc.
- Post office box
Virtual mailboxes scan incoming mail and send digital copies to you.
Company Phone Number
This phone number appears on your Prospect Neutral Letters.
Recommended phone services include:
- OpenPhone
- Google Voice
- RingCentral
This will be the most frequently called number from your letters.
Call Answering Services
Some investors use Pat Live, a virtual call center service.
Pat Live representatives answer calls and forward only qualified sellers who request offers.
This helps filter unwanted calls.
Offer Phone Number
The Offer Phone is used when sellers call back to discuss the offer you sent.
Anyone answering this number should be authorized to negotiate.
Options include:
- A second phone number
- Another extension
- The same number when starting out
Real Estate Agent Disclosure
If you are a licensed real estate agent:
- Enable disclosure
- Add the appropriate message
If you are not licensed, simply select No.
Being a real estate agent is not required to operate this business model.
Selling Side Setup
The Selling Side handles properties that are ready to be sold.
These properties appear on your selling website once they reach statuses such as:
- Complete
- Ready to Sell
Selling Website Buyer List
Before viewing properties, buyers must enter:
- Name
- Email address
- Phone number
This creates a buyer list for future property notifications.
Separate Phone Number for Selling
It is recommended to use a different phone number for selling.
Buying and selling are separate business activities and keeping communication lines separate helps keep operations organized.
Account Management
Under Settings → Account, you can access the Account Management Center.
This secure area allows you to:
- Update payment methods
- Manage subscriptions
- Add Data Service credits
- Manage Skip Trace add-ons
- Transfer domains
Because this section involves billing information, it requires a separate login.
If accessing it for the first time, select Forgot Password to set up credentials.
Managing Your Domains
Investment Dominator provides two free domains.
These remain active while your account is active.
If you ever leave the platform, you can transfer the domains from the Account Management section.
An administrative transfer fee may apply.
Importing Leads with the Data Service
Navigate to:
Prospecting → Wizards → Find Deals
From here you can:
- Import leads from the Data Service
- Upload your own CSV file
Each lead imported uses 1 credit.
Data Service Credits
Two types of credits exist:
Monthly Credits
- Reset every 30 days
- Unused credits do not roll over
Promotional Credits
- Provided with certain programs
- Never expire
Using Search Filters
When searching for properties, you can adjust filters such as:
- Property value
- Lot acreage
- Land use codes
- Ownership type
- Tax lien information
After adjusting filters, always click Refresh to update the available record count.
Failing to refresh may import unintended results.
Saving Search Criteria
To reuse a search in multiple counties:
- Configure your filters
- Click Save Search Criteria
- Name the filter
This saves the preset filters for later use.
Note that custom filters like ZIP codes may need to be re-entered.
Importing Records
After selecting your filters:
- Click Next
- Choose how many records to import
- Assign tags or deal flows if desired
- Confirm the import
Imported leads appear immediately in your CRM.
Generating Prospect Neutral Letters
To create letters:
- Select your records
- Click Actions
- Choose Generate Documents
- Select Neutral Letter
You can send them to:
- Your local printer
- A mailing service
Letter Details
Prospect Neutral Letters include:
- Owner name
- Owner address
- Property APN
- Your company phone number
- Your buying website domain
- Your signature
- Owner reference ID
Only one letter is generated per owner, even if they own multiple properties.
Editing Owner Information
Inside any record:
- Open the Owner tab
- Edit owner name or address if needed
- Click outside the field to save
You can also add a caller name if someone contacts you but ownership records have not yet been updated at the county level.
