Welcome to your Investment Dominator Setup Guide.

This article walks you step-by-step through the core setup process covered in the live Setup & Q&A Call — so you can confidently configure your system and start sending mail.

Whether you’re brand new or just transitioning into 2.0, this guide will help you get fully set up.


🔁 2.0 vs Legacy – Where to Start

When you log in, you’ll land in Investment Dominator 2.0 (the current interface).

However:

  • Some features still live in the Legacy Version
  • The original Onboarding Wizard is located there
  • Website customization tools may still be housed in Legacy

How to Switch Versions

  1. Go to the Home Page
  2. Click the version toggle
  3. Select Continue to Legacy
  4. Return anytime by toggling back to 2.0

💡 Tip: Click the Investment Dominator logo (top left) anytime to return Home.


🧙 Onboarding Wizard (Legacy Version)

If you have never completed setup before, this is the easiest way to get started.

To Access:

  1. Switch to Legacy
  2. Click Customize
  3. Select Wizards
  4. Choose Onboarding Wizard

The wizard walks you through:

  • Domain setup
  • Company information
  • Core settings
  • Basic configuration

🎁 Bonus: Completing the wizard gives you 10 free promotional leads.

Note: Filters cannot be adjusted during the onboarding wizard process.

A new 2.0 onboarding wizard is currently in development.


👤 Profile Setup (Start Here in 2.0)

Navigate to:

Top Right → Profile

This section controls your login and user preferences.


🚨 DO NOT Change Your Login Email

Your login email connects to:

  • Your Investment Dominator account
  • Data Service purchases
  • Student portal access
  • Billing system

If you change your email without notifying support, it may create a second account and disconnect your leads.

If you need to change your email, contact support first.


✍️ Signature Setup (Very Important)

Your signature automatically appears on your Prospect Neutral Letters.

You can:

  • Draw it (touchscreen or mouse)
  • Type your name and choose a font
  • Upload a signature image file

This is the only part of your profile that shows on outgoing mail.


🔔 Notifications

Control how you receive alerts from your websites:

Buying Website (Acquisition Side)

Notification Type:

  • Land New Offer Request

Triggered when:
Someone receives your letter and requests an offer.

You can receive notifications via:

  • Email
  • SMS
  • Mobile App

Selling Website (Disposition Side)

Notification Type:

  • Marketing New Prospect

Triggered when:
A buyer inquires about property listed for sale.


⚙️ Settings Overview

Go to:

Settings → Company

This is the most important section for initial setup.

If this section isn’t configured correctly, you cannot properly generate letters.


🏢 Company Setup – Buying Side

The buying side is where you acquire land.

This information appears on your Prospect Neutral Letters.


Company Name

Optional.

  • Use an LLC if you have one.
  • Otherwise, use your personal name.

Company Address

Do NOT use your home address.

Recommended options:

  • Virtual mailbox (ex: Anytime Mailbox, iPostal)
  • UPS Store suite
  • Mailboxes Etc.
  • Local post office box

Virtual mailboxes scan your mail and email it to you.


📞 Buying Phone Setup

You need at least:

  • 1 Company Phone (Letter Phone)
  • 1 Offer Phone (Negotiation Line)

Company Phone

This appears on your initial marketing letter.

Recommended tools:

  • OpenPhone (formerly Quo)
  • Google Voice (starter option)
  • RingCentral
  • Pat Live (call answering service)

This phone receives:

  • “Send me an offer”
  • “Stop mailing me”
  • General inquiries

Offer Phone

This number appears on your Offer Letters.

Anyone answering this line must be authorized to negotiate.

You may:

  • Use same number (starting out)
  • Use separate extension
  • Use separate line

Real Estate Agent Disclosure

If you are a licensed agent:

  • Enable disclosure
  • Add required language

If not licensed:

  • Select “No”

You do NOT need to be a realtor to operate this business.


🏢 Company Setup – Selling Side

The selling side handles properties marked:

  • Complete
  • Ready to Sell

You should have a separate phone number for selling.

Why?

Buying and selling are two different business operations. Keep them separated.


💳 Account Section (Billing & Plans)

Under:

Settings → Account

This opens your Account Management Center.

From here you can:

  • Update credit card
  • Upgrade or downgrade plans
  • Add Data Service credits
  • Manage skip trace add-on
  • Transfer domains (if leaving platform)

To access:
Click Forgot Password (separate secure login).


👥 Team Setup

Navigate to:

Team

You can:

  • Add Admin users
  • Add Rep users
  • Assign permissions

Examples:

  • Husband/Wife separate logins
  • VA assigned to manage calls
  • Pat Live assigned as rep

Admins = Full access
Reps = Limited access


📂 Records, Stages & Statuses

Stages appear on your left-hand menu.

Examples:

  • Prospect
  • Marketing
  • Selling
  • Closed

Statuses live inside stages.

You can customize:
Settings → Records


📊 Importing Leads (Data Service)

Navigate to:

Prospecting → Wizards → Find Deals

You have two options:

  • Import from Data Service
  • Upload CSV

Important: Always Click Refresh

If you change:

  • Price filters
  • Acreage
  • Land use codes
  • Ownership type

You must click Refresh before continuing.

Otherwise, your numbers will not update.


Saving Search Criteria

After setting filters:

Click Save Search Criteria

This allows you to reuse it in other counties.

Note:
Custom filters (like zip code) may need to be re-entered.


Promotional Credits vs Monthly Credits

  • Monthly Data Service credits reset every 30 days
  • Unused monthly credits do not roll over
  • Promotional credits never expire

1 credit = 1 lead imported


📨 Generating Prospect Neutral Letters

Once leads are imported:

  1. Select records
  2. Click Actions
  3. Choose Generate Documents
  4. Select Neutral Letter

Letter automatically includes:

  • Owner name
  • Owner address
  • APN
  • Your buying phone
  • Your domain
  • Your signature
  • Owner reference ID

Important:
One letter is generated per owner (not per property).


🧾 Editing Owner Information

Inside a Record:

Click the Owner Tab

You can:

  • Edit owner name
  • Edit address
  • Change ownership type (Individual/Company)
  • Add caller name
  • Run skip trace

Changes save automatically when you click off the field.


🌐 Websites

You receive:

  • 1 Buying Website
  • 1 Selling Website

Buying site:
Owners request offers.

Selling site:
Buyers opt in and view available properties.

Future updates will allow:

  • Adding custom pages
  • Editing privacy policies
  • Post creation
