This training session focuses on how to import property records, manage deal flows, and generate neutral letters for direct mail campaigns in Investment Dominator 2.0.
Accessing the Deal Flow and Wizards
- From the Home Page, click on the Investment Dominator logo to return to the dashboard anytime.
- To begin working with leads, navigate to Prospecting → Wizards → Find Deals.
- The Find Deals Wizard allows you to import property records either by:
- Using the Data Service (built-in lead source using credits), or
- Uploading your own CSV file formatted according to the guidelines in the User Guide article.
Using the Data Service
- Displays available, used, and remaining lead credits.
- Choose to load previous criteria or define new search criteria.
- Filter options include:
- State and County selection (manual or via map view)
- Market value range
- Lot acreage
- Land use codes
- Ownership type (Individual, Company, or Both)
- The map feature allows you to draw custom shapes to define target areas.
- Be sure to click “Refresh” after changing filters to update record counts.
Importing Records
- Review the selected filters and verify record counts before importing.
- Specify how many records to import and ensure you have enough credits.
- Always add tags (e.g., “Maricopa County Oct 2025”) to stay organized.
- Optionally assign imported records to a team member.
- Choose a Deal Flow (e.g., “Neutral Letter”) and set the starting status to “Prospect.”
- Confirm the import to bring records into your system.
Generating Neutral Letters
- To generate letters, select your imported records and go to:
Actions → Generate Documents → Neutral Letter - Choose a delivery method:
- REI PrintMail (fully integrated mail service)
- ITI Direct Mail (export files for external submission)
- Other Source Files
- Print Locally (for home or office printers)
- Letters automatically populate with:
- Owner’s name and address
- Property APN and reference number
- Your company details and contact info
Tip: The Owner ID remains constant across properties owned by the same individual.
Updating Deal Flow Status
- After mailing, update record statuses to reflect progress:
- From Prospect → Mail Letter 1
- To bulk update:
- Go to Actions → Bulk Changes → Property Status → Mail Letter 1
- Confirm the update to track mailed letters properly.
Skip Tracing and Owner Info
- Within a property record, you can skip trace to find missing contact details:
- Select Actions → Skip Trace Owner
- The system will use credits to search for phone numbers or emails.
- If found, results automatically update in the record.
- You can also tag these as “Skip Traced” for tracking.
Campaign Tracking and History
- Access the Campaigns tab to view:
- Sent campaigns and responsible team member
- Number of records mailed
- Mailing type and method used
- Campaign history and exported data
Best Practices
- Restart your device nightly to ensure system updates apply correctly.
- Use the latest browser version for best performance.
- Tag everything — tags make it easier to track where leads came from.
- If the system stalls or behaves oddly, refresh or restart.
