Introduction

The Setup Wizard walks you through the information required for your business, including your profile, company contact information, phone numbers, email addresses, mailing address, buying website, and selling website.

Before you can begin sending marketing campaigns with Investment Dominator 2.0, you need to complete the initial setup of your system.

This guide also covers the next steps after setup, including importing property records, reviewing your letters, creating custom letters, and preparing your first mailing campaign.

Complete the Setup Wizard

When you first log in to Investment Dominator 2.0, you will see a welcome message prompting you to complete the setup.

Select Setup to launch the Setup Wizard.

You can save your progress and return to the wizard later if you don’t have all of the required information available.

Profile Information

The first section is your personal profile.

Enter your:

  • First Name
  • Last Name
  • Profile Picture
  • Email
  • Phone Number
  • Time Zone
  • Digital Signature

Your name is used on your marketing letters, so make sure it is entered exactly as you want it to appear.

The profile picture is optional and is primarily intended for internal use. If you have team members, each person can have their own user profile, permissions, tasks, and activity history.

Your profile email and phone number are also private. They are not displayed publicly on your letters or websites and can be your personal contact information if you prefer.

Digital Signature

Your digital signature is used as a marketing signature on your letters.

You can create your signature by:

  • Drawing it manually.
  • Typing your name and selecting a signature font.
  • Uploading an image of your handwritten signature.

You can adjust the size and positioning of a typed signature before saving it.

Your signature can be changed later.

How Do You Plan to Use the System?

The Setup Wizard asks whether you plan to use Investment Dominator as:

  • An individual
  • A company or DBA
  • Not sure yet

This selection does not change the functionality of the system. Select the option that best describes your current situation.

You can begin operating as an individual and establish a company later if needed.

Company Information

The company section contains information that is customer-facing.

These details can appear on your letters, websites, and other business communications.

Company Phone Numbers

A dedicated business phone system is recommended instead of using your personal cell phone number.

The recommended setup uses three separate business lines:

  1. Offer Request Line – Used when sellers respond to your initial marketing letters.
  2. Offer Phone / Negotiation Line – Used when sellers want to discuss an offer you have sent.
  3. Cash Line / Selling Line – Used by buyers who are interested in properties you are selling.

Virtual phone services such as Quo allow you to manage multiple business numbers through an app on your phone. Other providers offering similar services can also be used.

Offer Request Line

The Offer Request Line is used on your initial marketing letters.

When a seller calls this number, you can collect information about the property using the New Offer Request questionnaire.

The questionnaire helps you gather information such as:

  • Property ownership
  • Title information
  • Back taxes
  • Water access
  • Road access
  • Electricity
  • Other property details

You can answer these calls yourself or delegate them to a call center or AI answering service, depending on your setup.

Offer Phone / Negotiation Line

The Offer Phone is used on your offer letters.

This number should only be used for sellers who have received an offer and want to discuss it.

Calls to this number should generally be handled by you or a team member who understands your offers and is authorized to negotiate.

Cash Line / Selling Line

The Cash Line is used when marketing properties for sale.

This number can be included with your property listings, online advertisements, and other selling materials.

Calls should be answered by you or someone who understands the property and can answer questions from potential buyers.

Test Your Phone System

Before sending your first mailing campaign:

  1. Confirm each phone number is active.
  2. Configure your voicemail.
  3. Call each number from another phone.
  4. Confirm that calls are being routed correctly.
  5. Verify that the correct person or team member receives each type of call.

Testing your phone system before mailing helps prevent missed seller responses.

Company Email

Create a dedicated business email address rather than using your personal email.

You can use a free email service such as Gmail, or create a professional email address using your business domain.

For example:

info@yourdomain.com

You can also create separate email addresses for buying, offers, and selling if you want to keep those communications separate.

Before sending your first campaign, verify that you can receive messages at the address you entered.

Company Address

Your company address is used as the return address on your marketing letters.

Using your home address is not recommended.

Instead, consider using:

  • A PO Box
  • A virtual mailbox
  • A business or office address

A virtual mailbox can be especially convenient because some providers can scan incoming mail and send the contents to you electronically.

Pricing and available services vary by location, so review the options available in your area before choosing a provider.

Company Time Zone

Set your company time zone separately from your personal time zone.

The company time zone can be used in business-hour messaging on your marketing materials.

For example, a letter may display a message indicating when your business is available by phone.

If you use an answering service that operates 24/7, you may want to adjust your messaging accordingly.

Configure Your Buying Business

The next section configures your acquisitions or buying business.

Buying Brand

Enter the name you want to use for your buying business.

Your buying brand does not have to exactly match your domain, but keeping them related can provide more consistent branding.

For example:

Buying Brand: Luis Buys Land
Domain: luisbuysland.com

Choose a name that clearly communicates what your business does.

Buying Website Domain

Investment Dominator allows you to register a buying website domain directly through the system.

Enter the domain you want and select Check Availability.

If the domain is available, you must select Register Domain to actually register it.

Checking availability does not automatically register the domain.

Once registered, the domain will be connected to your Investment Dominator buying website.

You can also connect a domain that you already own through another registrar, such as GoDaddy or Namecheap. Follow the appropriate User Guide instructions for configuring your external domain.

Offer Phone

Enter the negotiation phone number you configured earlier.

This number is used on your offer letters so sellers can contact you to discuss their offer.

Offer Email

You can use either:

  • Your primary company email.
  • A separate email address specifically for offers.

A separate offer email is optional. Using your primary company email is perfectly acceptable if you prefer to keep your communication in one inbox.

Real Estate Agent/Broker Disclosure

If you are a licensed real estate agent or broker, you may need to include a disclosure on your letters and website when purchasing properties as a principal.

Select the appropriate option and review the provided disclosure.

Important: Licensing and disclosure requirements can vary by state. If you are a licensed real estate professional, verify that the disclosure meets the legal requirements applicable to your situation before sending marketing letters.

If you are not a licensed real estate agent or broker, select No.

Configure Your Selling Business

The final section configures your selling or dispositions business.

Selling Brand

Enter the name you want to use for your selling business.

As with your buying brand, choose a name that is easy to understand and works well with your selling domain.

Selling Website Domain

Investment Dominator includes a selling website.

Choose an available domain, select Check Availability, and then select Register Domain to complete the registration.

You can also connect an existing external domain by following the appropriate domain configuration instructions.

Cash Line

Enter the selling phone number you configured earlier.

This is the phone number buyers should use when they are interested in a property you are selling.

Sales Email

Enter the email address that buyers should use when contacting you about properties for sale.

Using a dedicated sales email can help keep buying and selling communications organized.

Review and Complete Setup

Before completing the Setup Wizard, review all of the information you entered.

If you find an error, select Edit next to the appropriate section and make the necessary changes.

When everything is correct, select Complete Setup.

Your Investment Dominator system is now ready for the next stage.

Import Property Records

After completing your setup, the next step is to identify and import properties that you want to market to.

Go to:

Prospecting → Wizards → Find Deals

From here, you can create a new search and select your desired state, county, and property criteria.

Investment Dominator provides a variety of filters, including:

  • Market value
  • Acreage
  • Sale price
  • Last sale date
  • Land use
  • Tax delinquent year
  • Owner type
  • Mailing state
  • Mailing county
  • Other property and owner information

Finding Tax-Delinquent Properties

If you are looking for properties with tax delinquency information, use the Tax Delinquent Year filter under the property lien information.

For example, you could search for properties with a tax delinquent year within a specific range.

Keep in mind that foreclosure and tax-sale procedures vary by county. The available data should therefore be researched and interpreted based on the specific county you are targeting.

Investment Dominator does not currently provide a universal filter that simply identifies every property that is about to be foreclosed.

Filtering by Owner Type

You can also filter properties based on ownership.

For example, you can choose to include:

  • Individuals
  • Companies
  • Both

If you accidentally import both individuals and companies, you do not need to delete the records.

You can create a search filter to identify records based on Owner Type and then move unwanted records to another status, such as On Hold.

Keeping the records in the system prevents them from being accidentally re-imported later.

Filtering Out-of-State Owners

You can also filter based on the owner’s mailing information.

For example, you can exclude owners whose mailing state matches the property state.

You can also filter by mailing county or other available owner information.

These filters can be combined to create highly specific prospect lists.

Add Tags When Importing Records

When importing records, you can add a tag to help identify the group later.

A useful naming convention can include the date and target area.

For example:

Tags make it easier to locate and manage records from a particular import or marketing campaign.

Select the Property Status

When importing records for your initial marketing campaign, you can assign them to the appropriate status, such as Prospect.

After confirming your criteria, complete the import.

The records will then be available in your Investment Dominator system for your next marketing step.

Review Your Marketing Letters

Before sending a campaign, it is a good idea to review the letters that Investment Dominator generates.

Go to:

Campaigns

From here, you can select the type of document you want to review and use the local printer/download options to preview the document.

You can review:

  • Prospect letters
  • Offer letters
  • Agreements
  • Cover letters
  • Other campaign documents

You can review the template itself or generate a document containing actual property and owner information.

Create a Custom Letter

Investment Dominator includes standard campaign templates, but you can create custom documents when needed.

Go to:

Settings → Campaigns

Then select Add Template.

Enter a name for your custom document and add the letter content using the available template editor.

This can be useful when you need to send a specialized letter, such as an excess proceeds letter, or when you want to modify the standard wording or add your company logo.

After creating the custom template, you can select it when setting up a campaign.

Testing Your Letters

A useful way to test your mailing process is to add yourself as a test record.

Go to:

Prospecting → Actions → Add Property

Enter your own information and mailing address.

You can then use this test record to generate a letter and verify that:

  • Your name is correct.
  • Your mailing address is correct.
  • Your company information is correct.
  • Your phone numbers are correct.
  • Your signature appears correctly.
  • Your letter formatting looks correct.
  • The envelope contains the expected information.

Testing your own address is particularly useful before sending your first large mailing campaign.

Generating Offer Letters

Offer documents require the property to be in the appropriate status and to have an offer amount entered.

For example, a property generally needs to be in Pending Preliminary Research before an offer document can be generated.

You also need to enter an Offer Amount.

If the property does not have an offer amount, the system will not generate certain offer documents.

Once the property has the appropriate status and offer amount, you can generate the offer documents through the campaign/document tools.

What Comes Next?

Once your system is configured and your records are imported, the typical workflow is:

  1. Identify your target market.
  2. Import property records.
  3. Review your records.
  4. Send your first mailing campaign.
  5. Receive seller responses.
  6. Conduct preliminary research.
  7. Determine an offer amount.
  8. Send the offer.
  9. Complete due diligence when an offer is accepted.
  10. Prepare the property for sale.
  11. Market the property.
  12. Close the transaction.

Updating Your Information Later

You do not need to restart the Setup Wizard if you need to change information later.

For business information, go to:

Settings → Company

Here you can update information such as:

  • Company phone numbers
  • Email addresses
  • Mailing address
  • Business branding
  • Other company information

For personal information, use your Profile settings.

This includes your:

  • Name
  • Profile picture
  • Signature
  • Personal phone
  • Personal email
  • Time zone

Recommended Pre-Mailing Checklist

Before sending your first mailing campaign, verify the following:

  • Your profile name is correct.
  • Your marketing signature looks correct.
  • Your company phone numbers are active.
  • Your voicemail is configured.
  • Your phone routing has been tested.
  • Your business email can receive messages.
  • Your mailing address is correct.
  • Your buying domain is connected.
  • Your selling domain is connected.
  • Your buying and selling brands are correct.
  • Your letters have been reviewed.
  • Your envelopes have been reviewed.
  • Your test record works correctly.
  • Your imported records match your intended filters.

Taking the time to test your setup before sending a large campaign can help prevent incorrect contact information, formatting problems, and missed seller responses.
