Introduction
The Setup Wizard is the first step in configuring your Investment Dominator 2.0 account. It walks you through the information needed to prepare your system for working with property owners, sending offers, and managing your land investing business.
This guide covers:
- Completing your personal profile
- Setting up your company information
- Configuring your business phone system
- Understanding the three recommended phone lines
- Setting up your buying and selling communications
- Managing seller responses and records
Note: This article is based on the weekly live training and Q&A session covering the initial Investment Dominator setup process.
Accessing the Setup Wizard
When you first log in to Investment Dominator 2.0, you’ll see a welcome message prompting you to complete your setup.
To begin:
- Log in to your Investment Dominator 2.0 account.
- Locate the Setup button on the dashboard.
- Click Setup.
- Follow each section of the Setup Wizard.
The wizard guides you through the required configuration step by step.
Step 1: Complete Your Profile
The first section of the Setup Wizard contains your personal profile information.
First and Last Name
Enter your first and last name.
The name entered here is used on your marketing letters. If you want to change how your name appears on your letters, update it in your profile.
Profile Picture
Uploading a profile picture is optional.
The profile picture is intended for internal team use and is not publicly displayed.
Investment Dominator allows you to create additional users for people working with you, such as:
- Business partners
- Virtual assistants
- Web developers
- Call centers
Each user can have their own login and permissions.
Why Use Separate Users?
Each user’s actions are associated with their individual account. This makes it easier to determine who made a change to a record or performed an action in the system.
You can also limit each user’s permissions to the areas they need.
For example, a virtual assistant handling new offer requests may not need access to every section of your account.
Best Practice: Do not share your username and password with team members. Create a separate user account for each person who needs access.
Profile Email and Phone
The email address and phone number in your personal profile are separate from your public business contact information.
You can use your personal email address and phone number here.
Business contact information should be configured later in the company setup section.
The phone number in your profile may also be used for system notifications, so use the number where you want to receive those notifications.
Personal Time Zone
Select the time zone where you are located.
Use the dropdown menu to find your time zone.
Keeping your personal time zone accurate helps ensure that system activities and notifications correspond with your local time.
Create Your Digital Signature
Your digital signature is used on your marketing letters.
Investment Dominator provides several ways to create your signature.
Type Your Name
You can enter your name and choose from several signature fonts.
After selecting a font, you can adjust the size and position of the signature until you’re satisfied with the appearance.
Draw Your Signature
You can also draw your signature directly in the signature editor.
Upload a Signature Image
If you already have a handwritten signature saved as an image, you can upload it instead.
Tip: The signature is intended as a marketing signature, so using the built-in signature generator is usually sufficient.
You can change your signature later if needed.
How Do You Plan to Use the System?
The Setup Wizard will ask how you plan to use Investment Dominator.
The available options allow you to indicate whether you plan to operate:
- As an individual
- As a company or DBA
- If you’re not sure yet
This selection does not change or restrict the functionality of your system.
If you’re starting out as an individual, you can begin mailing under your own name and establish a company later if you decide to do so.
Select the option that best describes your current situation and click Next.
Step 2: Configure Your Company Information
The next section contains your public-facing company information.
Unlike the personal profile section, these details can appear on your marketing materials and websites.
This includes your:
- Company phone number
- Company email
- Company address
- Company time zone
Set Up Your Company Phone System
A dedicated business phone system is strongly recommended instead of using your personal cell phone number.
Investment Dominator recommends using three separate business lines:
- Offer Request Line
- Negotiation Line
- Selling / Cash Line
You can manage all three numbers through a virtual phone service without needing three separate physical phones.
For example, a virtual phone application can route each business number to your regular mobile device while allowing you to identify which number the caller dialed.
Related Guide: Search the User Guide for the Three-Line Phone System setup for more information about configuring your business phone system.
1. Offer Request Line
The Offer Request Line is used when property owners respond to your initial marketing.
For example, your neutral letter may tell the property owner that you are interested in making an offer on their property and provide a phone number they can call.
When a seller calls this number, you can gather information about the property using the New Offer Request process.
You may ask questions about:
- Ownership
- Other people on the title
- Property size
- Amount owed
- Water access
- Road access
- Electricity
- Other property details
The goal is to collect accurate information so you can research the property and determine an appropriate offer.
Delegating the Offer Request Line
Because these calls generally follow the same questionnaire, the Offer Request Line can potentially be delegated to:
- A call center
- An AI answering service
- A team member
This can be especially useful if you’re unable to answer calls throughout the day.
The training session specifically mentioned PatLive as a recommended call center and Acre Agent as an AI answering option.
Note: Third-party services may have their own costs and setup requirements.
2. Negotiation Line
The second phone number is your Negotiation Line.
This number is used on your offer letters.
When a property owner receives an offer from you and wants to discuss it, they can call this number.
They may be calling to:
- Accept the offer
- Reject the offer
- Negotiate the amount
- Ask questions about the offer
This line should be directed to you or a team member who is authorized and prepared to negotiate offers.
The Negotiation Line should generally not be advertised on your initial marketing materials. Its primary purpose is to handle conversations related to specific offers you’ve already sent.
Managing Sellers Who Don’t Want Further Contact
If a property owner contacts you and asks you not to contact them again, you should acknowledge their request and update the record accordingly.
Do not normally delete the property record.
Instead, move the record to the appropriate closed status, such as File Closed.
Keeping the record allows Investment Dominator to remember that the property has already been processed.
Why Not Delete the Record?
Deleting a record could allow the same property to be imported again during a future data download.
Keeping the record in the appropriate status helps prevent unnecessary duplicate marketing.
Best Practice: Only delete records when there is a specific reason, such as importing a test record or a record containing incorrect information. Otherwise, update the property’s status.
3. Selling / Cash Line
The third phone number is the Selling Line, also referred to as the Cash Line.
This number is used when buyers are interested in properties you’re selling.
It should be directed to you or a team member who understands the properties you’re marketing and can answer buyer questions.
Because these calls involve your properties for sale, this line should be handled by someone who is familiar with the listings and can communicate with potential buyers.
Company Email
Set up a dedicated business email address for your company.
You can use:
- A free email service such as Gmail
- A professional email address using your custom domain
For example:
info@yourcompany.com
A dedicated business email keeps your personal and business communications separate.
Make sure you can access the inbox and send and receive messages before launching your first marketing campaign.
Company Mailing Address
Your company address may appear on your marketing letters, so avoid using your personal home address whenever possible.
Consider using:
- A PO Box
- A virtual mailbox
- A business or office address
A virtual mailbox can be particularly convenient because incoming mail can be scanned and made available to you electronically.
Company Time Zone
Set the time zone for your company.
This is separate from your personal time zone and is used for your business communications and messaging.
Choose the time zone that best represents the hours during which you expect your business to operate.
Managing Team Members
Investment Dominator allows you to create additional users for people who help operate your business.
For example, you may create separate users for:
- Partners
- Virtual assistants
- Call center employees
- Web developers
- Other team members
Each user can have specific permissions based on their responsibilities.
This allows you to delegate tasks without giving every team member unrestricted access to your entire system.
Processing Seller Responses
Once you begin sending marketing letters, sellers may respond by phone.
The Offer Request process is designed to collect information from the seller and enter it into your Investment Dominator system.
After receiving the information, you can research the property and determine an appropriate offer.
The general process is:
- Seller responds to your marketing.
- Collect property information.
- Enter the information into Investment Dominator.
- Research the property.
- Determine an offer amount.
- Send the offer to the property owner.
- Handle any negotiations through your Negotiation Line.
The training recommends allowing several business days to complete the research and prepare the written offer, depending on your workflow.
Avoid Deleting Records Unnecessarily
Investment Dominator is designed to keep your property records organized throughout the deal process.
If a property is no longer an active opportunity, update its status rather than deleting it.
For example, if a seller does not want further contact, move the property to File Closed.
Deleting records should generally be reserved for situations where the record itself is invalid or was created for testing.
Keeping your records allows you to maintain a history of your marketing and helps prevent the same property from being unnecessarily reintroduced into your prospecting workflow.
Next Steps
Once your initial account configuration is complete, you can continue with the Investment Dominator workflow:
- Set up your prospecting criteria.
- Download property records.
- Send your initial marketing campaign.
- Receive seller responses.
- Research interested properties.
- Send purchase offers.
- Negotiate offers when necessary.
- Complete the next stages of your deal workflow.
By completing your profile, company information, communication channels, and user permissions before beginning your marketing, you can establish a more organized workflow and make it easier to delegate tasks as your business grows.
