This guide combines the full walkthrough from the Investment Dominator training call. It covers initial system setup, account configuration, importing property records, and sending your first prospect letters.
By the end of this guide, you will understand how to:
- Configure your profile and company settings
- Access account management tools
- Import leads using the Data Service
- Apply filters to target properties
- Organize records using tags and deal flows
- Generate Prospect Neutral Letters
Switching Between Legacy and 2.0
Investment Dominator currently operates with two interfaces:
- Investment Dominator 2.0 – the current CRM interface
- Legacy Version – older interface still containing some tools
Some features are still being migrated to 2.0, so you may occasionally need to switch between versions.
How to Switch Versions
- Navigate to the Home Page
- Locate the Version Toggle
- Select Legacy or 2.0
Clicking the Investment Dominator logo in the top-left corner will always return you to the Home page.
Using the Onboarding Wizard (Legacy)
New users can configure their system quickly using the Onboarding Wizard.
To access it
- Switch to Legacy Version
- Click Customize
- Select Wizards
- Choose Onboarding Wizard
The wizard helps configure:
- Domains
- Basic company settings
- Initial system setup
After completing the wizard, return to Investment Dominator 2.0 to continue working in the new interface.
Setting Up Your Profile
Navigate to:
Profile → Information
Your profile contains personal account settings including:
- Name
- Email address
- Phone number
- Time zone
- Password
- Signature image
Most of these settings are internal, but your signature image appears on letters sent to property owners.
Important: Do Not Change Your Login Email
Your login email is connected to multiple systems including:
- Investment Dominator login access
- Data Service purchases
- Billing and subscriptions
- Training portal access
Changing this email directly inside the profile may create a separate account, causing purchases and data to appear in the wrong system.
If you need to update your email address, contact support before making changes.
Adding Your Signature
Your signature automatically appears on Prospect Neutral Letters.
To update it:
- Go to Profile
- Open Signature Image
- Click Generate Signature
You can create your signature using three options:
- Type your name and select a font
- Draw your signature using a mouse or touchscreen
- Upload a signature image
Once saved, the signature will automatically appear on future letters.
Notification Settings
Investment Dominator includes two websites:
- Buying Website
- Selling Website
Notifications alert you when users interact with these sites.
Navigate to:
Profile → Notifications
Buying Website Notifications
When a landowner requests an offer through your buying website, you receive a notification labeled:
Land New Offer Request
Alerts can be sent through:
- SMS
- Mobile app
Selling Website Notifications
When someone shows interest in purchasing property listed on your selling site, you receive a notification labeled:
Marketing New Prospect
Configuring Company Settings
Navigate to:
Settings → Company
This section contains the information used in your marketing letters and websites.
Investment Dominator separates your business into two areas:
- Buying Side — acquiring properties
- Selling Side — marketing properties you own
Buying Side Setup
The buying side manages communication with property owners.
Typical workflow:
- Send Prospect Neutral Letters
- Receive calls from landowners
- Send offers
- Complete due diligence
Company Name
You may enter:
- Your business name or LLC
- Your personal name
Either option works when sending letters.
Company Address
Your company address appears on your marketing letters.
For privacy, it is recommended not to use your home address.
Common alternatives include:
- Virtual mailbox services
- UPS Store mailboxes
- Business suite addresses
Virtual mailbox services scan incoming mail and send digital copies to you.
Company Phone Number
This phone number appears on your Prospect Neutral Letters.
Recommended options include:
- Business phone systems
- VoIP phone services
- Google Voice (starter option)
Using a dedicated business phone number keeps personal and business communication separate.
Offer Phone and Offer Email
The Offer Phone and Offer Email appear on offer letters sent to sellers.
These contact points should be monitored by someone authorized to negotiate offers.
Real Estate Agent Disclosure
If you are a licensed real estate agent, you can enable a disclosure message.
If you are not licensed, simply leave this option disabled.
A real estate license is not required to operate the land investing model.
Selling Side Setup
The selling side manages properties that you are marketing to buyers.
You can configure:
- Selling company name
- Selling phone number
- Selling email address
Using a separate phone number for selling helps keep communications organized.
Account Management
Navigate to:
Settings → Account
This opens the Account Management Center, where you can manage:
- Billing
- Payment methods
- Data Service subscriptions
- Domain registrations
- Add-on services
Because billing information is stored here, the account management center requires a separate login.
Importing Leads with the Data Service
Investment Dominator allows you to import property owner records using Data Service credits.
Many users receive free credits when signing up through programs such as:
- Quick Start
- Coaching programs
- Other training packages
Each imported record uses one credit.
Opening the Find Deals Wizard
To import records:
- Click Prospecting
- Select Wizards
- Click Find Deals
The Find Deals Wizard allows you to import landowner records from the Investment Dominator Data Service.
If you are importing data from another source, you may instead upload a CSV file.
Importing Data from a CSV File
If you use a third-party data provider, you can import records using the CSV upload option.
Steps include:
- Select Import from CSV
- Upload the file from your device
- Map the fields correctly
CSV files must follow specific formatting requirements to import correctly.
Creating a New Property Search
When starting a new search:
- Select Define New Criteria
- Click Next
You will then select the target area for your search.
Selecting a Target Area
Choose:
- State
- County
The system will show an estimated number of available records based on the default filters.
For example, a county might initially show over 15,000 properties matching the default search criteria.
Understanding Default Filters
Default filters include:
- Property market value
- Acreage size
- Land use codes
- Ownership type
You can modify these filters to narrow your search.
Adjusting Search Filters
Common filters investors adjust include:
Market Value
Example range:
- $10,000 to $1,000,000 (default)
Lowering the maximum value can reduce the number of available records.
Acreage Range
Typical range:
- 0.1 acres to 160 acres
Adjusting acreage allows you to focus on specific land sizes.
Land Use Codes
Land use codes define property types such as:
- Residential land
- Vacant land
- Agricultural land
- Government land
You may remove or add specific land use codes depending on your targeting strategy.
Ownership Type
Ownership filters include:
- Individuals
- Companies
Many investors start by targeting individual owners only.
Refreshing Your Record Count
After adjusting filters, always click:
Refresh
This updates the estimated number of available records.
Without refreshing, the displayed record count may not reflect your new filters.
Reviewing Your Search Criteria
Before importing records, the system displays a summary including:
- State
- County
- Market value range
- Acreage range
- Ownership type
- Selected land use codes
Review this summary to confirm your filters are correct.
Avoiding Duplicate Imports
Investment Dominator tracks properties you have previously imported.
If a record already exists in your system, the platform will not import the same property again.
This prevents duplicate records from being added.
Selecting the Number of Records to Import
On the commitment page, enter the number of records you want to import.
For example:
- Import 10 records
- Import 500 records
- Import 1,000 records
The number cannot exceed your available credits.
If you attempt to import more records than your credit balance allows, the system will prompt you to purchase additional credits.
Tagging Imported Records
Tags help you track where leads came from.
Example tag format:
Lake County Indiana – March 26
Tags allow you to easily search and group records later.
Multiple tags can be added if needed.
Assigning Records to Team Members
If you work with a team, you can assign records to specific users.
If working alone, simply leave this option blank.
Adding Records to a Deal Flow
Deal flows help organize leads through your pipeline.
A typical deal flow includes stages such as:
- Prospect
- Mailed Letter
- Pending Research
- Offer Sent
- Open Escrow
- Detailed Research
- Completed Deal
Newly imported records usually begin in the Prospect stage.
Completing the Import
After confirming your settings, click Import.
The system will:
- Import records
- Assign tags
- Apply deal flow status
If any record is missing required information, it will not be imported and no credit will be used.
Viewing Imported Records
After importing records, open:
Prospecting → Records
You will see columns including:
- Property ID
- Owner name
- Acreage
- Market value
- Parcel number (APN)
- County and state
- Deal flow status
- Tags
Owner Reference Number
Each owner is assigned a Reference Number (Owner ID).
This number appears:
- On marketing letters
- On mailing envelopes
When a landowner calls, you can ask them for this reference number to quickly locate their record.
Generating Prospect Neutral Letters
To generate letters:
- Select your records
- Click Actions
- Choose Generate Documents
- Select Neutral Letter
You can send letters through:
- REI Print Mail
- ITI Direct Mail
- Local printer
Printing Letters Locally
If you choose local printing:
- Download the PDF letter
- Download the envelope template
- Print and mail manually
Although possible, most users prefer automated mailing services.
Using Mailing Services
Investment Dominator integrates with REI Print Mail.
This service handles:
- Printing
- Envelope stuffing
- Stamping
- Mailing
Letters are typically mailed within approximately five days.
Updating Deal Flow After Mailing
After generating letters, you can update the record status.
Example:
Prospect → Mailed Letter 1
This keeps your pipeline organized and ensures your records reflect completed actions.
Adding Properties Manually
If you find a property outside the Data Service, you can add it manually.
Steps:
- Navigate to Prospecting
- Click Actions
- Select Add Property
You can:
- Add a property to an existing owner
- Create a new owner record
Information can be entered using data from sources such as county tax assessor websites.
Adding Multiple Owners
If a property has multiple owners:
- Enter the first owner in the First Name field
- Enter the second owner in the Last Name field
This allows both names to appear on the marketing letter.
Import Limits for CSV Files
CSV imports generally support large batches of records, though system limits may apply.
If you encounter issues importing a CSV file, support can assist with formatting or bulk uploads.
Adding Team Members
To add additional users:
- Navigate to Team
- Click Add User
- Enter their information
You can assign roles such as:
- Admin – full access to most features
- Representative – limited access for support staff
Admins can manage records and workflows, while representatives typically handle communication tasks.
Best Practices for New Users
For the best results when starting with Investment Dominator:
- Complete the onboarding setup
- Configure your company settings
- Add your signature
- Import your first batch of records
- Send Prospect Neutral Letters
- Track responses from landowners
